Index 04 — Autumn release

Carrow Hill · Slate Quarter · Northgate Fields · Harbour Terraces

Four homes on the books. Every one walked before listing.

Basalt Studio keeps a short index on purpose. We take a handful of houses at a time, photograph them properly, and tell you what a survey is likely to find before you spend a Saturday on it.

Who we suit
Second movers, downsizers and first buyers who would rather read detail than a brochure.
How we work
One agent handles your sale start to finish — the same person who valued it.

Carrow Hill — The Ridge House
Bright living room with pale walls, a linen sofa and tall garden-facing windows
Reception, west light
Brick and render family house with a mature lawn and clipped hedge to the front
Northgate Fields elevation
  • Independent brokerage, no referral desk
  • Viewings seven days, including evenings
  • Offers and chain progression handled in-house

Current index

Available now, with the detail that matters

Each entry is written after a full walk-through. Where there is something to flag — a flat roof nearing its end, a shared drive, a boiler on borrowed time — it is in the description, not withheld until the survey.

White rendered villa with a flat-roofed extension and a stepped front path

BS-041 · Carrow Hill

The Ridge House

Architect-built in the early seventies and sympathetically reworked. Double-height hall, west-facing reception. The single-storey flat roof was recovered four years ago; the main roof will want attention within the decade.

  • Rooms 4 bed · 2 bath
  • Floor area 174 sq m
  • Tenure Freehold
  • Outside Garden, car barn
£845,000 Guide price Request viewing
Narrow galley kitchen with pale cabinetry, open shelving and a window above the sink

BS-038 · Slate Quarter

Mill Loft, Upper Floor

Top-floor conversion in a former bobbin mill. Original cast columns retained, kitchen replaced last spring. Lift access to all floors. Service charge covers the roof and the courtyard, and the sinking fund is healthy.

  • Rooms 2 bed · 1 bath
  • Floor area 96 sq m
  • Tenure Leasehold, long
  • Outside Shared courtyard
£412,000 Guide price Request viewing
Low courtyard house with wide glazing opening onto a paved terrace and planting

BS-044 · Northgate Fields

Hedgerow, A Courtyard House

Single storey around a sheltered courtyard — unusual stock for the area and well suited to level living. Underfloor heating throughout. Comes with a shared private drive; the maintenance split is documented and modest.

  • Rooms 3 bed · 2 bath
  • Floor area 139 sq m
  • Tenure Freehold
  • Outside Courtyard, drive
£690,000 Guide price Request viewing
Reception room with a bay window, timber floor and two armchairs facing a fireplace

BS-046 · Harbour Terraces

Pilot's House, End Terrace

End of a short Victorian terrace with a long rear yard. Sash windows restored rather than replaced, which keeps the frontage right but means draught proofing is worth budgeting for. Walkable to the water in a few minutes.

  • Rooms 3 bed · 1 bath
  • Floor area 112 sq m
  • Tenure Freehold
  • Outside Rear yard, store

Field notes

Three districts, and what to check in each

We only list where we actually walk. These notes are the same ones we give over the phone — useful if you are weighing one district against another.

01

Carrow Hill

Large plots on a slope, mostly built between 1955 and 1980. Light is the selling point; the gradient is the complication.

Stock
Detached, often architect-designed, frequently extended once already.
Check
Retaining walls, driveway gradient in frost, and whether earlier extensions were signed off.
Suits
Buyers who want space and will take on a project in stages.
02

Slate Quarter

Converted industrial buildings and newer infill. The best units face the courtyard rather than the main approach.

Stock
Leasehold apartments, generous ceiling heights, limited storage.
Check
Lease length, sinking fund, what the service charge actually covers, and parking rights.
Suits
First buyers and anyone wanting a lock-up-and-leave home.
03

Northgate Fields & the Terraces

Family housing on the field edge, and Victorian terraces closer to the water. Two very different buys within a short walk.

Stock
Nineties estate houses, a few bungalows, and two- and three-bed terraces.
Check
Drainage on the field boundary, chimney condition on the terraces, on-street parking pressure.
Suits
Growing households, and downsizers who want level or near-level living.

Selling with us

How a sale actually runs

Five stages, roughly twelve to twenty weeks from valuation to keys depending on the chain. You deal with one agent the whole way through.

01

Valuation visit

An hour at the house. We look at condition, comparable sales and what buyers in your district are currently rejecting.

You do Nothing but open the door.

02

Preparation

A short list of what is worth doing and what is not. Photography and floor plans once the house is ready, never before.

You do Choose which items on the list you want to tackle.

03

Launch

The listing goes live with the full written description. First viewings are booked within the week, accompanied by us.

You do Approve the description and the price.

04

Offers

Every offer comes with its position checked — funding, chain, timescale — so you are comparing like with like.

You do Pick the offer, not just the number.

05

To completion

We chase searches, surveys and the chain weekly, and tell you when a date is realistic rather than hopeful.

You do Plan the move with a date you can trust.

What we handle

Two sides of the desk

Buying and selling need different things from an agent. Here is what each side gets from us.

If you are selling

Sole agency on a short, rolling term. No upfront fee and no tie to a mortgage broker or conveyancer.

  • Written valuation with the comparables we used
  • Preparation list, prioritised by likely return
  • Photography, floor plan and the full written description
  • Accompanied viewings, including evenings and weekends
  • Offer qualification and chain checks before you decide
  • Weekly progression updates until completion

If you are buying

We will tell you when a house on our own books is wrong for you. It saves everyone a wasted month.

  • Early notice of the next index release
  • Honest condition notes before you book travel
  • Second viewings at different times of day
  • Introductions to the seller's timetable, not guesswork
  • Help framing an offer that will hold up
  • A point of contact through searches and survey

Questions

Asked before most people get in touch

If something here is close to your situation but not quite it, put it in the enquiry form and we will answer properly.

What do you charge, and when?
A single percentage of the agreed sale price, payable on completion. Nothing upfront, nothing for photography or floor plans, and no withdrawal fee. The figure is written into the agreement before you sign it, so there is nothing to discover later.
Do you insist on sole agency?
We work on sole agency because accompanied viewings and chain chasing only work when one agent holds the whole picture. The term is short and rolling rather than a long lock-in, so if we are not performing you can leave without penalty.
How do you arrive at a valuation?
Three things: recent completed sales of genuinely comparable homes, current competing stock in the same district, and the condition we see on the visit. You get the comparables in writing. We will not quote high to win the instruction — an over-priced listing goes stale and then sells for less.
What happens if the chain stalls?
We call every party in the chain weekly and tell you where the delay actually sits, whether that is a search, a management pack or someone else's buyer. If it cannot be unblocked, we will say so early and talk through the options rather than letting the date drift.
Do you handle lettings or rental management?
No. We are a sales-only agency. If you need a letting agent we will point you toward two or three locally without taking a referral payment, because a referral fee would make the recommendation worth less to you.
How quickly can a viewing be arranged?
Usually within two to three days for weekday slots. Saturday appointments are released each Monday morning and tend to go first, so flag weekend preference in your enquiry and we will hold one where we can.
Can I view the same house twice?
Please do, and at a different time of day. Morning light, evening noise and school-run traffic all tell you something a single midday visit will not. Second viewings are longer and we bring the floor plan and condition notes with us.
What should I have ready before listing?
Proof of identity, your title information, any guarantees or sign-offs for past work — extensions, electrics, damp treatment, replacement windows — and your conveyancer's details. Gathering those at the start removes the most common cause of a slow sale.
